1. What is Manor Life?
Manor Life is a developer of luxury retirement villages. It was established by a group of individuals with hospitality, care and property experience who, through their own individual experiences, identified the need to provide a different environment for ageing and acted upon this to create the unique concept behind Manor Life.
2. I’m fit and healthy, why should I move to a retirement village?
It’s your choice, but a retirement village allows you to be surrounded by your contemporaries and avoid isolation. Being prudent and as the needs of you or your partner change you may need additional support. This is provided without you having to make any further moves, which gives peace of mind for the future.
3. How do Manor Life villages differ from the usual retirement home?
Unlike a retirement home your apartment would be owned by you, unless you rent an Assisted Living apartment, where services are organised and provided by us as and when you request them. Communal facilities and social activities are available to those who wish to participate, but if you prefer privacy this is respected.
4. What makes Manor Life villages different to other luxury retirement developments?
The main difference is the accessibility to care provision so you are safe in the knowledge that, if something should happen to you or your partner, personal care can be tailored to your needs and provided for you in the comfort of your own home. This type of assisted living is the perfect choice for couples that need different levels of assistance or nursing care, including Dementia care at a later stage.
There is also a choice of additional servicessuch as physiotherapy, chiropody, personal care, hairdressing, housekeeping, dining services delivered direct to your door and many more. Manor Life is registered to provide personal care direct to your home through qualified and fully trained staff
5. Who are the properties aimed at?
The properties are aimed at a discerning 55+ community who want to maintain a quality of life within a beautiful and secure resort style environment that can offer additional assistance when necessary.
6. I like to travel, can I leave my property empty for part of the year?
Manor Life villages provide perfect ‘lock up and leave’ properties as they are staffed 24hrs a day. It can even be arranged for your apartment to be cleaned and your fridge stocked ready for your return.
7. What happens if I want to sell my property?
We can recommend an agent to help with the sale of your property, which will be subject to the usual rates. Your lease clearly sets out the basis and terms that apply to the assignment of your lease.
8. Can my family and friends visit me at the village?
Yes, there are no restrictions regarding visitors or overnight guests and some villages will feature a guest suite should you need extra space. As is normal with any form of residential living, all residents are asked to be considerate towards their neighbours when entertaining guests.
Yes, and if you are unable to care for your pet for whatever reason a care plan can be created to ensure your pet gets the required level of attention necessary to allow you to remain together.
10. Are properties wheelchair friendly?
All apartments are designed with ease of movement in mind with wide lift access and are wheelchair friendly.
11. Can I bring my own furniture?
When purchasing your new home, we would expect you to bring your own furniture, however, should you be looking for a complete change, we can provide an interior design service for your apartment. When renting a property with us we offer you the option to have a fully furnished apartment.
Lincombe Manor
Lincombe Manor is a luxury retirement village in Torquay, offering one and two bedroom bespoke apartments in a stunning location, centred around the beautiful Grade II listed Manor House.
The village boasts cutting-edge design and modern facilities stylishly integrated into century-old surroundings. It provides luxury living designed with security, service and comfort at front of mind. Residents can enjoy communal facilities such as a computer centre, private rooms for entertaining, allotment plots, over two acres of landscaped grounds overlooking Torbay, a gymnasium, café/wine bar, village shop, concierge and warden call facilities.
Lincombe Manor encompasses the Grade II Listed Manor House, the contemporary Thatcher View, southerly-facing Orchard Place and a special care centre.
13. Can I make any design or building changes to my apartment?
The structure has been approved by the planning department but non-structural changes can be made at your cost with the approval of the site management.
14. Is there a storage area where I can keep my golf clubs, bike etc?
There are limited additional areas for storage.
15. How will the garden be maintained and can I help with its upkeep?
There will be a team of maintenance staff and gardeners, but we would encourage the residents to take an active role in the continued development of the garden and will have a series of allotments within the grounds for your gardening pleasure.
16. What are the parking facilities?
There is parking on site for use by residents and guests. Staff parking arrangements are separate to these.
17. Will my property have a phone line and broadband?
All apartments include a phone line and network cabling. You will need to organise your own phone and broadband packages individually, the broadband service will then be available throughout all rooms within your apartment. All apartments are also equipped for digital TV and our new build apartments have Sky+ capability.
18. Are the properties freehold or leasehold?
All apartments sold within Lincombe Manor are sold on leasehold including; the Manor House, Orchard Place and Thatcher View.
19. Apart from the purchase price will there be any other charges I will have to pay?
There will be a weekly service charge to cover the support services on site and maintenance of facilities. This should be in the region of of £125 per week and includes the use of all communal service facilities.
20. Will there be a Residents’ Association?
It is common place that villages of this nature have a Residents Association and it is our intention to have one established as the village matures. Should you be interested in being a part of this association or standing on any of the committees, the General Manager of the village would be delighted to discuss this with you.
21. What are the payment terms for the purchase of my property?
A payment of £1000 will be taken on reservation followed by a deposit of 10% of the purchase price at exchange of contracts, which takes place within four weeks of reservation. The remainder of the purchase price is due on completion and service charges will be billed monthly in addition to charges for any services that a resident chooses to use.
22. Are there any special conditions to purchasing a property at Lincombe Manor?
To purchase an apartment within the Manor House or Orchard Placeyou must be over 55 and over 60 to buy an apartment within Thatcher View. However, if you are living with someone requiring care/assistance or require care/assistance yourself age is not an issue.
23. Who else will be allowed to use the communal facilities?
Communal facilities will be available to residents and their guests. There may be some activities available to external visitors, but these will be cleared with the Residents’ Association where necessary.
24. Will I have any choices regarding the specification?
Specification choices for the Manor House and Orchard Place apartments have already been made, however, there may be choices available within Thatcher View.
25. What is the council tax band?
Council tax bands are determined by the value of the property.
26. Is there double glazing?
The Manor House does not include double glazing as it is a listed building, but all other properties have double glazing.
27. How are the apartments heated?
Apartments within the Manor House are heated using electric panel heaters. Orchard Place and Thatcher View are equipped with under floor heating.
28. What are the security arrangements?
There will be staff on duty 24 hours a day and each apartment features a video door entry system as well as a Nurse Call System.
